Forming an attachment to part#10 of Form 6, Standard form of Lease
Each of the 3 Units contains or features:

Lease Terms
- 12 Month, running May 1 to April 28
- $1,800.00 per month for 5 bedrooms, paid in advance by post-dated cheques.
- Security deposit is $1,800.00, due on signing of lease.
- All deposit & rent cheques must be forwarded before the unit keys will be handed over.
- Strict maximum of five people per unit, all tenants are jointly responsible for the actions of anyone on the premises, whether the tenant is present or not.
- Utilities, power, heat, hot water, telephone & cable are not included
- Electric power service must be on to the unit at all times, even if the unit is vacant, ie. summer & holidays
- Subleasing to other Mount Allison students may be permitted upon written consent of owner, eviction of a subleaser will also cause the primary leaser to be evicted.
- Willful damage to the unit or property will be prosecuted and result in immediate eviction.
- At lease end, the entire unit must be clean, empty and damage free prior to inspection for return of deposit. The unit condition report will be used as a guide. Any variance from the original condition will be deducted from deposit. Inspection must be done at least (2) two days prior to lease end date.
- Current tenants have until October 1st to renew their lease for the following year, after that date the unit will be considered available.
- Bikes are to be kept at the rear of each unit. They are not allowed inside.
- Large parties or gatherings over (12) twelve persons are not permitted without prior permission of owner.
- Garbage must be kept in the onsite dumpster.
- No open alcohol outside the rental unit is permitted.
- These are all Non-Smoking units. Any unit found to have been smoked in will result in the tenant being charged the cost of a complete paint job, to return the unit to smoke free status.
- Funtacâ„¢ or similar product is to be used to hang pictures on wall surfaces; no holes are permitted.
- Painting of the units is not permitted.
- No window coverings other than the installed window blinds are permitted.
- Small pets allowed with prior permission only. Sorry, NO dogs.
- Units are leased by the unit, not by the room. Should one or more persons default, all are still equally to be held accountable for monthly rent payment or any damages.
- Lost keys will be charged to the tenant. Front door $25.00 bedroom $15.00
NSF cheques will be charged a $30.00 fee in addition to any bank handling charges
We believe these to be the finest rental units in the area, and as such expect our tenants to treat them with a great deal of care. Your mother is no longer here to pick up after you, so be responsible, clean up after yourself, and treat your new home — as well as your neighbours — with respect.
